Are New Homes Just A Better Deal?

Buying a new home saves you money in the first 10 years because the total cost of ownership is often lower. Nationally, new-construction buyers can save an average of $25,335 over a decade compared to buyers of 20-year-old homes.

These savings are primarily driven by four distinct financial advantages:

Eliminated Replacement Costs

Older homes frequently require major system replacements (like HVAC units, roofs, and water heaters) within their first decade of ownership. New homes bypass these expensive, immediate repairs.

  • HVAC Systems: New high-efficiency furnaces and central air units cost thousands to replace but typically last 10-15 years. You avoid the replacement cost completely during your first decade.

  • Roofs: Asphalt shingles typically need replacing every 15-20 years. A new build buys you nearly two decades of worry-free roofing.

  • Water Heaters: Standard tank water heaters have an average lifespan of 8-12 years. In an older home, this is an immediate, imminent replacement expense.

Lower Energy Bills

Utility bills are significantly lower in a new home primarily due to strict modern building codes and advanced construction technologies that prevent energy waste. According to data from the U.S. Department of Energy (DOE), newly constructed homes are up to 30% more energy efficient than older, resale homes.

The primary factors driving these monthly savings include:

Advanced Thermal Envelope

  • High-Performance Insulation: Modern building standards require significantly thicker insulation with superior heat resistance (R-values). Ceilings that used to feature only 4 inches of insulation now often require up to 16 to 18 inches.

  • Comprehensive Air Sealing: New homes are wrapped and sealed during construction to eliminate drafts and structural air leaks. Older homes frequently lose 20% to 30% of their conditioned air through unsealed attics, outlets, and wall gaps.

  • Double or Triple-Pane Windows: Standard windows in new construction feature argon gas fills and low-emissivity (Low-E) coatings. These technologies bounce heat back outside during the summer and lock warmth inside during the winter.

High-Efficiency Mechanical Systems

  • Modern HVAC Units: Newly installed furnaces, air conditioners, and heat pumps require far less electricity to regulate your indoor temperature. Older HVAC machinery loses mechanical efficiency every year, driving up operational costs.

  • Tight Ductwork Systems: Multi-zone duct systems in new construction are tightly sealed and pressure-tested. This ensures that the hot or cold air actually reaches your living areas instead of escaping into the crawlspaces or attic.

  • Smart Thermostats: Most new builds come integrated with smart climate control systems. These learn your routine and automatically lower energy usage when you are away from home.

Optimized Energy and Water Consumption

  • Energy Star Appliances: Kitchen and laundry appliances installed by modern builders use minimal electricity and water while maximizing operational output.

  • Efficient Water Heaters: Tankless or hybrid heat pump water heaters are standard choices for new construction. They eliminate the high energy drain of constantly maintaining 40–50 gallons of hot water in a traditional tank

Favorable Builder Financing

  • Many developers offer incentives like rate buy-downs or below-market mortgage rates, drastically slashing interest payments, especially in the first few years of the loan.

  • Favorable builder financing is often better than traditional financing because builders use financial concessions to lower your monthly payment rather than lowering the home's price. Builders own the mortgage company or partner with a preferred lender, allowing them to offer perks that independent banks cannot match.

The primary advantages driving these savings include:

    Below-Market Interest Rates

    • Permanent Rate Buydowns: Builders frequently use cash incentives to permanently buy down your interest rate. This can place your mortgage rate 1% to 1.5% below the current market average offered by traditional banks.

    • Temporary Buydowns (e.g., 2-1 Buydowns): Builders often fund a structure where your interest rate is 2% lower the first year and 1% lower the second year. Traditional lenders rarely subsidize these costs for you.

    • Extended Rate Locks: Building a home takes months. Traditional banks charge heavy fees to lock a rate past 60 days. Builders often provide free 6-to-9-month rate locks to protect you from rising interest rates during construction.

    Massive Closing Cost Credits

    • Direct Cash Incentives: Builders regularly offer $5,000 to $20,000 in closing cost credits if you use their preferred lender. Traditional lenders cannot offer large cash credits because they do not profit from the sale of the physical house.

    • Zero Out-of-Pocket Closing Option: These builder credits can frequently cover 100% of your loan origination fees, title insurance, and escrow setup. This drastically reduces the total cash you need to bring to the closing table.

    Streamlined Underwriting and Approvals

    • Integrated Timeline Tracking: The builder’s lender and the construction team work in the same system. Loan processing, home appraisals, and construction milestones are perfectly synced, eliminating the communication delays common with outside banks.

    • Flexible Credit Approvals: Because the builder wants to move inventory, their in-house lenders are often more highly motivated to approve buyers. They may offer more flexible debt-to-income limits or credit score workarounds.

    Warrenties

    • New construction generally comes with builder warranties that cover structural defects or faulty installations, protecting your wallet from unexpected out-of-pocket expenses early on.

    • New home warranties are better than resale warranties because they are backed by the builder and legally integrated into the construction contract, rather than being a third-party service policy. A new home warranty provides mandatory, tiered coverage that protects your budget from structural defects and system failures from the day you move in.

The structural breakdown of a standard new home warranty includes:

      The Industry-Standard "1-2-10" Warranty Structure

Most new home construction adheres to a strict, multi-tiered protection plan designed to cover different components as the home settles:

      • 1-Year Workmanship Warranty: Covers defects in materials and labor. This includes drywall cracks from settling, loose trim, shifting flooring, nail pops, and improperly installed doors or windows.

      • 2-Year Systems Warranty: Covers the hidden mechanics behind your walls. This protects against defects in the delivery systems of your plumbing, electrical, and HVAC wiring or ductwork.

      • 10-Year Structural Warranty: Covers major structural elements. This guarantees the integrity of the foundation, load-bearing walls, roof framing, and beams against catastrophic failure or shifting.

      • Appliance Coverage: Items like your refrigerator, stove, dishwasher, and microwave are covered directly by brands like Whirlpool or GE.

      • Mechanical Systems: The physical HVAC compressor, furnace unit, and water heater carry separate multi-year manufacturer warranties that often outlast the builder's initial 2-year system coverage.

      • Roofing Materials: While the builder covers the installation labor, the asphalt shingles or tiles themselves often carry a 20-to-30-year limited warranty from the manufacturer.

      • Normal Wear and Tear: Minor concrete hairline cracks in garage floors or driveways are normal and typically excluded.

      • Landscaping and Erosion: Weather-related damage to sod, dying shrubs, or minor yard erosion after heavy rain is rarely covered after the initial handover.

      • Owner Alterations: Damage caused by your own aftermarket projects—such as installing a backyard deck or mounting heavy TVs into the drywall—will void that specific area of the builder's warranty

      • Manufacturer Warranties vs. Builder Warranties

In a new build, you receive a double layer of protection because appliances and major systems carry their own separate manufacturer coverage:

Owner Alterations: Damage caused by your own aftermarket projects—such as installing a backyard deck or mounting heavy TVs into the drywall—will void that specific area of the builder's warranty

Key Limitations: What is Not Covered

While comprehensive, new home warranties do not cover every post-closing issue. Standard exclusions include:

  • Normal Wear and Tear: Minor concrete hairline cracks in garage floors or driveways are normal and typically excluded.

  • Landscaping and Erosion: Weather-related damage to sod, dying shrubs, or minor yard erosion after heavy rain is rarely covered after the initial handover.

  • Owner Alterations: Damage caused by your own aftermarket projects—such as installing a backyard deck or mounting heavy TVs into the drywall—will void that specific area of the builder's warranty

Done...What Most Religions Don't Tell You About The Bible

Cary Schmidt's Introduction of Done

What Most Religions don't Tell You About The Bible

Don't Worry About Dying...You Will Live Forever...

It's All About Location, Location, Location!

God gave His only begotten Son Jesus Christ for us to be saved from this sinful world. Time is at Hand and while it is not too late, secure your salvation.

If you don’t know how to secure salvation, this simple easy to follow “ABCs of Salvation” will guide you on how to accept genuinely Jesus Christ as your Lord and personal Savior to secure salvation for you to surely go to Heaven.

But before going through the steps you might ask: Why do I need to Secure Salvation? And why do I need to go to heaven? This because:

  • You might be wealthy but it cannot be exchanged for your soul.

  • Whatever you have here on earth, they are nothing and there is no forever on Earth.

  • Kingdom of Heaven is more valuable than anything else.

  • It is appointed that we will die physicaly and we will be judged (Hebrews 9:27).

  • You only have two destinations: Heaven or Hell

  • Hell has no exit and Heaven has only one door – Jesus

So how to secure salvation?

  • A – ADMIT that you are a Sinner

  • B – BELIEVE on the Lord Jesus Christ

  • C – CONFESS with your mouth

  • D – DEPART from evil

A – ADMIT that you are a Sinner

We all have sinned.

17 For if by one man’s offence death reigned by one; much more they which receive abundance of grace and of the gift of righteousness shall reign in life by one, Jesus Christ.) 18 Therefore as by the offence of one judgment came upon all men to condemnation; even so by the righteousness of one the free gift came upon all men unto justification of life.

19 For as by one man’s disobedience many were made sinners, so by the obedience of one shall many be made righteous.

20 Moreover the law entered, that the offence might abound. But where sin abounded, grace did much more abound:

21That as sin hath reigned unto death, even so might grace reign through righteousness unto eternal life by Jesus Christ our Lord.

And no matter how you try to be good, you will still fail.

For all have sinned, and come short of the glory of God;Romans 3:23 KJV

You are still unclean.

But we are all as an unclean thing, and all our righteousnesses are as filthy rags; and we all do fade as a leaf; and our iniquities, like the wind, have taken us away.Isaiah 64:6 KJV

B – BELIEVE on the Lord Jesus Christ

God gave His only begotten Son Jesus Christ to save us. And through His blood, our sins washed away.

For God so loved the world, that he gave his only begotten Son, that whosoever believeth in him should not perish, but have everlasting life.John 3:16 KJV

Only by His grace and not by works.

8 For by grace are ye saved through faith; and that not of yourselves: it is the gift of God: 9 Not of works, lest any man should boast. 10 For we are his workmanship, created in Christ Jesus unto good works, which God hath before ordained that we should walk in them.Ephesians 2:8-10 KJV

There is no other way but only through Jesus Christ alone.

Jesus saith unto him, I am the way, the truth, and the life: no man cometh unto the Father, but by me.John 14:6 KJV

God commended His love toward us.

But God commendeth his love toward us, in that, while we were yet sinners, Christ died for us.Romans 5:8 KJV

If we have Jesus Christ living in us, we will live eternally.

He that hath the Son hath life; and he that hath not the Son of God hath not life.1 John 5:12 KJV
In the power of our Lord Jesus Christ. For I verily, as absent in body, but present in spirit, have judged already, as though I were present, concerning him that hath so done this deed, In the name of our Lord Jesus Christ, when ye are gathered together, and my spirit, with the power of our Lord Jesus Christ, To deliver such an one unto Satan for the destruction of the flesh, that the spirit may be saved in the day of the Lord Jesus.1 Corinthians 5:3-5 KJV

By the blood of our Savior Jesus Christ

Not by works of righteousness which we have done, but according to his mercy he saved us, by the washing of regeneration, and renewing of the Holy Ghost; Which he shed on us abundantly through Jesus Christ our Saviour; That being justified by his grace, we should be made heirs according to the hope of eternal life.Titus 3:5-7 KJV

C – CONFESS with your mouth

Now that you accepted that you are a sinner and believe in the Lord Jesus Christ, confess with your mouth your sins and that you believe in Him. Let Him come to you and accept Him as your Lord and personal Savior.

If we confess our sins, he is faithful and just to forgive us our sins, and to cleanse us from all unrighteousness.1 John 1:9 KJV
9 That if thou shalt confess with thy mouth the Lord Jesus, and shalt believe in thine heart that God hath raised him from the dead, thou shalt be saved. 10 For with the heart man believeth unto righteousness; and with the mouth confession is made unto salvation.11 For the scripture saith, Whosoever believeth on him shall not be ashamed. Romans 10:9-11 KJV

Now do the Sinner’s Prayer:

Holy, thoughtful, gracious, and Heavenly Father, I recognize and acknowledge I am a miscreant not deserving of your grace and I ask forgiveness of my sins. I know your son is the truth the light and the way, I give myself freely to His control and welcome him into my heart. I ask you to walk with me and guide me, teach me your way and your truth. Thank you for the gift of your Son’s sacrifice on the cross that I may live. Thank you for your forgiveness and for accepting me as your child. Amen.

Now that you are saved and you have Jesus Christ living in you, you should not stop there. What is next? Follow Him, His words, submit yourself, and don’t forget to

D – DEPART from evil

This is not part of the step to secure salvation but it is a way of proving yourself that you are now truly of Christ. Forget your past and follow Him.

Depart from evil, and do good; seek peace, and pursue it.Psalms 34:14 KJV
Therefore if any man be in Christ, he is a new creature: old things are passed away; behold, all things are become new.2 Corinthians 5:17 KJV
(For he saith, I have heard thee in a time accepted, and in the day of salvation have I succoured thee: behold, now is the accepted time; behold, now is the day of salvation.) 2 Corinthians 6:2 KJV
