How do I get top dollar for my home?

Spoiled it! if you read the U.S. News Real Estate quote above, you may find yourself in a tough spot if you decide to push past the homes real value when you list it on the open market. Buyers are typically very savvy today and have access to a lot of information, so they will naturally have a good idea before they ever walk into your home about its price. Add to the quandry buyers typically tour as many homes as they can as soon as they can, this adds to their ability to spot whether you priced it correctly.


Your reaction will naturally be well, yes, but they can "make me an offer"!


If the buyers see your home as overpriced and fresh on the market, they will likely pass on making an offer thinking you will not be reasonable with the home being "new to the market", and priced over the perceived market value. The bulk of your serious buyer activity usually occurs in the first couple of days of the home being put on the market. So this may leave you chasing the market because the buyers that were interested at first, have now put a contract on another home and you will be left with the buyers that are currently trickling into the market that have not seen your home. The new buyers will usually see your home as old inventory that has not sold and wonder what is wrong with it and why has it not already gone under contract? This will usually embolden the buyers to offer a lower price or ask for more incentives to see if they can get a "deal" because you have been on the market longer than other similar priced homes—even if you’ve already lowered your price.


What is the answer?


The best plan of action is to stay within the true market value of your location, and adjust your price according to any defiencies that your home may have that you are not wanting to address. Having been in real estate 20 years, I’ve worked in this market before.
