I have Listed and Shown a lot of homes over the last 19 years, and I have seen homes that range from pristine to homes that needed a D5 Dozer remodel! With the housing market gaining more inventory, most homes will need to step up their game to garner top dollar and reduce time on market. The days of just throwing the home on the market are waning. Now in saying that, in the "affordable housing market" we are still seeing bidding wars and low days on market. Every home must be handled individually and approached with a plan custom-tailored to meet the needs of the sellers. There are basics like the ones mapped out in the infographic above that seem to almost always help; but even with that, some homes will require more than the basics. Keep in mind most buyers don't like to do a lot of "work" to a home that is most likely topping their budget. We are at historic highs in home prices, and adding in the higher mortgage rates, means buyers are maxed out just trying to get into a home. So the more "move in ready" it is, the more likely the buyers will choose your home over one that needs even minor repairs.
